What is under the finish

A great floor is won before the first plank goes down.

Most floor failures — squeaks, cracked grout, lifting planks — trace back to the subfloor, not the material. Coastal homes add humidity and slab moisture to the mix. Prep is the unglamorous work that decides whether a floor lasts five years or twenty-five.

We level and prep the subfloor, handle moisture where the coast demands it, and set the material with the right underlayment and transitions. Because flooring runs through every room, doing it as one job keeps heights, colors, and transitions consistent from the front door back.

Pick the look you love; we will make sure it is standing on something solid.

Natural stone

Marble, travertine, and slate set and sealed for entries, baths, and feature floors.

Material options

The right floor for the room

Each material trades cost, care, and durability differently. Because we install them all, we will steer you to the one that fits the space and your life.

Hardwood

Warm and classic, refinishable over time. Best in living spaces and bedrooms away from constant moisture.

Luxury vinyl

Waterproof, durable, and forgiving — a strong choice for busy homes, rentals, and coastal humidity.

Tile & stone

The most water- and wear-resistant option, ideal for baths, entries, and high-traffic zones.

Straight talk on cost

What shapes the price of your floor

Flooring ranges widely by material and prep. Here is what actually moves the estimate.

01

Material choice

Luxury vinyl, tile, hardwood, and natural stone sit at very different price points per square foot.

02

Square footage

Total area is the biggest driver, along with how many rooms and transitions are involved.

03

Subfloor condition

A flat, sound subfloor installs cheaply; leveling, moisture mitigation, or repairs add labor.

04

Pattern & layout

Herringbone, diagonal, and large-format tile take more time and cut waste than a simple straight lay.

05

Tear-out & stairs

Removing old flooring and any stair, threshold, or trim work affects the total.

Good questions

Flooring & tile, answered

The things homeowners ask us most before they start. Have another? Just ask — we'll give you a straight answer.

Which floor is best for a coastal or rental home?

Waterproof luxury vinyl and porcelain tile are the workhorses here — they shrug off sand, water, and humidity, and hold up to rental traffic. Hardwood is beautiful in the right rooms. We will match the material to the space and how it is used.

Why does subfloor prep matter so much?

Almost every floor failure — squeaks, cracked grout, lifting planks — comes from the subfloor, not the finish. Leveling and moisture management is the unglamorous work that decides whether a floor lasts. We never skip it to hit a lower number.

Can you match new flooring to my existing floors?

Often. We can blend into existing hardwood or tile with careful transitions and, where possible, matched material. Where a seamless match is not realistic, we will tell you and design a clean transition instead.

How long does a flooring project take?

Anywhere from a few days for a room to a couple of weeks for a whole home, depending on material and how much prep the subfloor needs. We give you a real schedule up front.

Do you handle shower and wet-area tile?

Yes. Waterproofed shower floors, walls, and niches are part of our bathroom work — the wet areas where proper membranes and slope are non-negotiable.

Do I need to move my furniture?

We can handle moving furniture as part of the job in most cases — just let us know. We protect adjacent areas and clean up debris daily so the rest of the home stays livable.

They leveled the subfloor properly and the large-format tile is dead flat — not a single lippage edge to catch a toe.
